Craftsman, Victorian, and California style homes on hillside blocks, with independent restaurants and retail along York Boulevard.
York Boulevard is lined with craft breweries, artisan coffee roasters, and a deep range of independent restaurants that draw visitors from across the city.
The residential streets tell a different but equally compelling story. Craftsman bungalows, Victorian homes, and California-style architecture line the hillside blocks, many with original details intact and mature landscaping that gives the neighborhood a sense of permanence rare in Los Angeles. The residential blocks hold a mix of restored century-old homes and recently renovated properties, with the monthly Art Walk and other public events held through the year.
Highland Park's location is a major asset. The Gold Line provides easy access to downtown LA and Pasadena without sitting in traffic, while the Figueroa Street corridor and proximity to Eagle Rock expand the neighborhood's reach. Hillside streets offer character-filled homes with sweeping city panoramas.
All five statistics below come from one merged, deduplicated set of 212 closed sales. Exact scope of every stat: closed detached single family residence sales, CRMLS PostalCode 90042, arms-length (retail) sales only, living area 50 to 9,950 sqft, close dates 2025-08-05 through 2026-07-31, pulled live from CRMLS on 2026-08-04. Condominiums, townhouses, and 2-4 unit properties are excluded by the like-kind filter. Every record in this set carries the CRMLS City label Los Angeles; CRMLS does not carry Highland Park as a distinct city value, so the search was run against Los Angeles and then filtered to the 90042 zip boundary. Highland Park is the accurate community name for this ZIP; Los Angeles is the accurate CRMLS city field.
Scope for every figure above: ZIP 90042, detached single family sales, 12 months to August 2026, CRMLS. Pulled 2026-08-04.
Close price range: low was 5349 Baltimore St (MLS DW26054866, closed 2026-05-08, a 480 sqft record as recorded in CRMLS); high was 5015 Almaden Dr (MLS 26807311, closed 2026-07-02). Median days on market is the CRMLS DaysOnMarket field; observed range 0 to 302. Price per square foot is close price divided by CRMLS LivingArea; median $882.50 per sqft; low was 250 Avenue 55 (4,480 sqft); high was 1370 Avenue 57 (1,300 sqft). Small homes skew high and large homes skew low, so treat price per square foot as a range, never a single expected value.
Closings by month (same 212 records): Aug 2025: 10, Sep: 20, Oct: 21, Nov: 23, Dec: 15, Jan 2026: 11, Feb: 8, Mar: 25, Apr: 17, May: 16, Jun: 25, Jul: 21.
How these numbers were produced
Sales data is drawn exclusively from live CRMLS queries run on August 4, 2026. Testing confirmed that CRMLS resolves the city inputs Highland Park, Eagle Rock, and Los Angeles to the identical underlying city code, so a search scoped to Highland Park and a search scoped to Los Angeles return the same records; Empower ran the census against Los Angeles and filtered client-side to CRMLS PostalCode 90042. Empower tiled the 90042 bounding box with 25 serial radius searches at 0.5 mile radius, then ran a secondary probe layer (South Pasadena, 9 tiles at 1.0 mile) to confirm no 90042 sale was recorded under an adjacent city label; the probe layer returned zero 90042 rows and was positive-control confirmed as genuinely resolving rather than silently failing. Every counted tile returned fewer than the tool's 100 candidate fetch cap, so each is a complete census of its circle for the full 365 day window; no tile hit the cap. The tool enforced the window start live. Two closings recorded 2026-08-04 fell outside the 12 month window and are excluded by the window rule, not by judgment. Scope filters on every query: detached single family residences only, arms-length sales only (zero distressed candidates appeared), living area 50 to 9,950 sqft. Days on market is the CRMLS DaysOnMarket field as reported. Residual limits: a closed sale with no coordinates in CRMLS would be invisible to radius search (no such rejections were observed), and any sale above 9,950 sqft would be excluded.
The 212 CRMLS listing numbers behind every statistic above, the full query log (all layers, search centers, radii, and candidate counts), and the complete record set are preserved in Empower's internal records.
