Homes for Sale in
Rancho Equestrian

Burbank's most distinctive neighborhood, a working equestrian community where horse properties, large lots, and riding trails create a lifestyle that exists nowhere else in Los Angeles.

About the Area

Why People Love Rancho Equestrian

The Rancho Equestrian District is one of the only genuine equestrian districts inside a major American city. Bounded roughly by Riverside Drive, Mariposa Street, and the LA River channel, this is a neighborhood where horse properties with stables, paddocks, and direct access to riding trails are not a novelty but a way of life. Lots are generous, many exceeding 10,000 square feet, with mature trees providing deep shade and a sense of privacy that feels entirely removed from the surrounding urban landscape.

The housing stock reflects the neighborhood's unique character. Ranch-style homes, California bungalows, and custom-built equestrian estates line the streets, many thoughtfully renovated to blend modern interiors with the rural atmosphere that defines the area. Detached structures for tack rooms, hay storage, and horse care are common features of properties here. The lot sizes are among the most generous in all of Burbank, offering a sense of space that feels almost like a suburban ranch despite being just minutes from major studios and the heart of the city.

The Rancho Neighborhood Association advocates for the equestrian character of the district and organizes trail rides and block parties. Proximity to Griffith Park's equestrian trails extends the riding possibilities dramatically, connecting the district to one of the largest urban parks in the country. Burbank Unified School District serves the area, and attendance boundaries are published by the district. Magnolia Park's boutiques and restaurants are about five minutes away. Properties in the Rancho Equestrian District command a premium and rarely come to market.

Market Data, Pulled August 4, 2026

Burbank ZIP 91505, 12 Months of Closed Sales

All five statistics below come from one merged, deduplicated set of 173 closed sales. Exact scope of every stat: closed detached single family residence sales, City of Burbank, CRMLS PostalCode 91505, arms-length (retail) sales only, living area 50 to 9,950 sqft, close dates 2025-08-05 through 2026-07-31, pulled live from CRMLS on 2026-08-04. Condominiums, townhouses, and 2-4 unit properties are excluded by the like-kind filter. These are zip-wide 91505 figures; the zip spans the Rancho Equestrian District, Magnolia Park, the Media District, and the rest of southwest Burbank, so they are NOT Rancho-only figures. Rancho horse properties trade on land, barns, and arena access, and the Rancho is a distinct Burbank sub-market; a zip-wide median is context, never a valuation for a specific equestrian property.

Scope for every figure above: Burbank ZIP 91505, detached single family sales, 12 months to August 2026, CRMLS. Pulled 2026-08-04.

Close price range: low was 3106 Chandler Blvd (MLS GD25199906, closed 2025-09-25); high was 4400 Clybourn Ave (MLS 25569589, closed 2025-09-09). Median days on market is the CRMLS DaysOnMarket field; observed range 0 to 214. Price per square foot is close price divided by CRMLS LivingArea; median $843 per sqft; low was 826 Valley (4,164 sqft); high was 800 Rose St (981 sqft). Small homes skew high and large homes skew low, so treat price per square foot as a range, never a single expected value.

Closings by month (same 173 records): Aug 2025: 17, Sep: 17, Oct: 16, Nov: 15, Dec: 11, Jan 2026: 4, Feb: 11, Mar: 24, Apr: 14, May: 12, Jun: 17, Jul: 15.

How these numbers were produced

Sales data is drawn exclusively from live CRMLS queries run on August 4, 2026, as part of a 64 tile serial radius census of the entire City of Burbank (0.5 to 0.85 mile radii). Results were merged, deduplicated, and filtered to records whose CRMLS PostalCode field equals 91505. No tile hit the tool's 100 candidate fetch cap (the largest returned 73), which means every circle is a complete census of closed sales inside it for the full 365 day window, and together the circles cover the entire city, including all of 91505. The tool enforced the window start live: closings recorded 2025-08-04 were rejected as outside the window. Scope filters on every query: detached single family residences only, arms-length sales only (zero distressed candidates appeared), living area 50 to 9,950 sqft. Days on market is the CRMLS DaysOnMarket field as reported. Residual limits: a closed sale with no coordinates in CRMLS would be invisible to radius search (no such rejections were observed), and any sale above 9,950 sqft would be excluded.

The 173 CRMLS listing numbers behind every statistic above, the full query log, and the complete record set are preserved in Empower's internal records.
