Sales data is drawn exclusively from live CRMLS queries run on August 4, 2026. CRMLS search tools cannot filter directly by ZIP code and scope each search to one city label, so Empower ran one complete tiled radius coverage of the 91601 bounding box per plausible city label (North Hollywood, Valley Village, Toluca Lake, Studio City, Burbank, Los Angeles), 32 counted serial searches in all, then merged the layers, deduplicated by listing number, and kept only records whose CRMLS PostalCode field equals 91601. One initial Valley Village probe hit the tool's 100 candidate fetch cap and was superseded by four complete smaller-radius tiles, with zero census records depending on the capped pull; every other tile returned fewer than the cap, so each is a complete census of its circle for the full 365 day window. The tool enforced the window start live. Two closings recorded 2026-08-03 and 2026-08-04 fell outside the 12 month window and are excluded by the window rule, not by judgment. Scope filters on every query: detached single family residences only, arms-length sales only (zero distressed candidates appeared), living area 50 to 9,950 sqft. Days on market is the CRMLS DaysOnMarket field as reported. Residual limits: a closed sale with no coordinates in CRMLS would be invisible to radius search (no such rejections were observed), any sale above 9,950 sqft would be excluded, and a 91601 sale recorded under a city label outside the six tested layers would be missed (none is plausible).
