Tree lined residential streets south of Ventura Boulevard, hillside view properties above it, and miles of dining and retail along the boulevard itself.
Ventura Boulevard is the backbone of Sherman Oaks, and it has undergone a remarkable transformation over the past decade. What was once a patchwork of strip malls is now a dining and retail corridor packed with farm-to-table restaurants, specialty coffee shops, boutique fitness studios, and locally owned stores. The boulevard stretches for miles and gives Sherman Oaks a continuous commercial spine that most Valley neighborhoods do not have.
South of the boulevard, the lots are wider. The area is served by the Los Angeles Unified School District, and the tree lined residential streets sit off the Ventura commercial corridor. Housing here ranges from classic 1950s ranch homes on generous lots to fully renovated modern farmhouses and contemporary new construction. Head into the hills and you will find dramatic view properties, architectural gems, and hillside estates that rival the Hollywood Hills at a fraction of the cost. Studio City and Universal City are minutes away, while the 101 and 405 freeways provide access to the rest of Los Angeles.
Closed detached sales in ZIP 91403 ran a median of $2,006,000 over the 12 months to July 2026, per CRMLS. The Sherman Oaks Galleria has been reimagined as a modern mixed-use destination, and new restaurants and retail continue to open along Ventura.
All five statistics below come from one merged, deduplicated set of 124 closed sales. Exact scope of every stat: closed detached single family residence sales, CRMLS PostalCode 91403, arms-length (retail) sales only, living area 50 to 9,950 sqft, close dates 2025-08-05 through 2026-07-31, pulled live from CRMLS on 2026-08-04. Condominiums, townhouses, and 2-4 unit properties are excluded by the like-kind filter. These are zip-wide 91403 figures; 123 of the 124 records carry the Sherman Oaks CRMLS city label, so Sherman Oaks is an accurate description of this set. Note that ZIP 91403 covers Sherman Oaks only; Encino, which shares the Sherman Oaks and Encino Unified area, sits in its own zip codes and returned zero 91403 sales in this pull.
Scope for every figure above: ZIP 91403, detached single family sales, 12 months to August 2026, CRMLS. Pulled 2026-08-04.
Close price range: low was 14803 Hartsook St (MLS SR26143307, closed 2026-07-24); high was 4748 Noble Ave (MLS SR25279310, closed 2026-01-23). Median days on market is the CRMLS DaysOnMarket field; observed range 0 to 313. Price per square foot is close price divided by CRMLS LivingArea; median $815 per sqft; low was 15470 Longbow (4,098 sqft); high was 3534 Scadlock Ln (1,835 sqft). Small homes skew high and large homes skew low, so treat price per square foot as a range, never a single expected value.
Closings by month (same 124 records): Aug 2025: 12, Sep: 14, Oct: 13, Nov: 7, Dec: 12, Jan 2026: 10, Feb: 5, Mar: 9, Apr: 9, May: 7, Jun: 14, Jul: 12.
How these numbers were produced
Sales data is drawn exclusively from live CRMLS queries run on August 4, 2026. CRMLS search tools cannot filter directly by ZIP code and scope each search to one city label, so Empower ran one complete tiled radius coverage of the 91403 bounding box per plausible city label (Sherman Oaks, Encino, Van Nuys, Los Angeles, Studio City), 40 counted serial searches in all, then merged the layers, deduplicated by listing number, and kept only records whose CRMLS PostalCode field equals 91403. Every counted tile returned fewer than the tool's 100 candidate fetch cap, so each is a complete census of its circle for the full 365 day window; no tile hit the cap. The tool enforced the window start live. One closing recorded 2026-08-03 fell outside the 12 month window and is excluded by the window rule, not by judgment. Scope filters on every query: detached single family residences only, arms-length sales only (zero distressed candidates appeared), living area 50 to 9,950 sqft. Days on market is the CRMLS DaysOnMarket field as reported. Residual limits: a closed sale with no coordinates in CRMLS would be invisible to radius search (no such rejections were observed), any sale above 9,950 sqft would be excluded, and a 91403 sale recorded under a city label outside the five tested layers would be missed (none is plausible).
The 124 CRMLS listing numbers behind every statistic above, the full query log (all layers, search centers, radii, and candidate counts), and the complete record set are preserved in Empower's internal records.
